This briefing aims to get you oriented as a new owner and\/or resident. We trust it will answer some questions for prospective new owners, too.<\/span><\/p><p><span style=\"font-weight: 400;\">It\u2019s always difficult when joining a new community to get up to speed on the policies, information and dos and don\u2019ts of the community. In the Governing Documents Section on this website, we provide information and rules we think will be beneficial to new owners and serve as a refresher for current owners.<\/span><\/p><p><span style=\"font-weight: 400;\">If you are a new owner, resident or tenant, please fill out the New Owners\/Residents Information Form included elsewhere on this website, and return it to us as soon as possible. Payment is usually included as part of the Closing Fees and must be remitted to the Cumberland Point Condominium Association, PO Box 3667, Crossville TN 38557, immediately upon closing and before taking occupancy. The HOA\u2019s Treasurer can inform you, or your real estate agent, of any outstanding\/backlogged dues or liens that may need to be satisfied as part of your purchase. Please be sure to check with us before you buy.<\/span><\/p><p style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">As a new owner, you are legally required to begin paying monthly Cumberland Point Homeowners\u2019 Association dues (for 2026, set at $399.55 per month) starting with the month immediately following your closing. Dues must be paid by the 1<\/span><span style=\"font-weight: 400;\">st<\/span><span style=\"font-weight: 400;\"> of each calendar month; after the 10<\/span><span style=\"font-weight: 400;\">th<\/span><span style=\"font-weight: 400;\"> they will be considered late, and you will be charged a fine of $25 for each month overdue. Make your check out to CPCA and mail it to us at PO Box 3667, Crossville, TN 38557. The Association cannot, at this time, accept credit card payments or set up automatic withdrawals (via such as ACH or direct deposits). You may, however, be able to set up automatic monthly payments directly through your own bank or financial institution. They would be able to advise you on this, so check with your bank.<\/span><\/p><p style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Your dues cover such items as the operation and maintenance of our CPCA sewage plant, exterior grounds upkeep, painting of our buildings, roof replacement, electricity for the common areas, exterior insurance for all buildings and more. Your dues also include your monthly payment to the other HOA on our mountain, the Renegade Mountain Community Club (RMCC), which looks after the common areas outside of Cumberland Point (such as the access roads). The RMCC dues are a part of your $399.55 monthly CPCA dues.\u00a0 Each month, we forward a payment for these dues to the RMCC on your behalf. You can find financial documents showing your HOA\u2019s current budget and where your money goes on our website, <\/span><b><i>myCPCA.org <\/i><\/b><span style=\"font-weight: 400;\">(Note: You must purchase your own condo owners\u2019 insurance policy to cover items inside your condo, should you wish to do so. We are connected to the Cumberland Plateau Water Authority\u2019s municipal\u00a0water system (<a href=\"https:\/\/cpwatn.com\/\">https:\/\/cpwatn.com<\/a>). We are\u00a0on a private sewer\/septic system, owned and operated by the Cumberland Point Condominium Association.\u00a0This state-of-the-art sewer system was purchased and installed in late 2020 and provides outstanding sewer service to our Condominium Community. The sewer system is a rural system and expensive to maintain. Owners, residents and tenants MUST refrain from putting grease down their sinks and other plumbing, like showers and toilets. Grease will kill our grinder pumps, and it costs the Association thousands of dollars to replace these. There is a \u201cletter to residents\u201d included on the General Information page on this website that provides more data and the dos and don\u2019ts for the sewage system. Please read and stay familiar with these requirements. If you have tenants or guests, we ask that you make them aware of these Rules and Regulations and ask them to follow them, too, especially with regard to use of sinks and toilets, parking, pets, and keeping down noise levels after hours.<\/span><\/p><p><span style=\"font-weight: 400;\">Parking is limited in some areas of our association, particularly for buildings 281 and 291. There is no assigned parking anywhere, but we ask that you give preference to elderly or handicapped residents and allow them to use spots closer to the building\u2019s entrance, so as to minimize the distance they need to walk or carry groceries. If you own a second car, we ask that you please park it away from the parking spots directly in front of the buildings.<\/span><\/p><p><span style=\"font-weight: 400;\">Many of our residents are snowbirds or weekenders and do not live here fulltime. If you are planning to be one of them, we ask that you consider leaving a spare key with a trusted neighbor, so someone can access your unit in case of an emergency (such as a burst pipe, or a fire).<\/span><\/p><p><span style=\"font-weight: 400;\">If you will not be here during the winter months, do you know how to winterize your property and have you done so before leaving?
